Iris Choi

Iris regularly advises Fortune 500 companies, local developers, state owned PRC enterprises, statutory bodies, listed companies and high-net-worth private clients on real estate matters including sale and purchase of undeveloped sites, residential, commercial and industrial projects, acquisition and disposal by way of share and asset deals, conditional purchase of units for re-development purpose, intra-group transfer of properties, mortgages and financing, en-bloc commercial leasing, comprehensive due diligence on land title issues, encumbrances and other commercial transactions.

Representative Matters

Some of the notable transactions Iris handled include:

  • the novation of a MTRC residential development project with an estimated development value exceeding HK$30 billion

  • advising PRC-based Fortune 500 company in securing mortgage of over HK$20 billion concerning Kowloon Tong residential land sites (pending redevelopment) and Lantau Island land sites (pending development)

  • advising HK listed developer in disposal of commercial sites in Sheung Wan worth over HK$6 billion

  • advising on mortgage loan restructuring worth HK$500 million with house in the Peak as securities

  • leading and managing en-bloc leasing of various commercial buildings and shopping malls in Central, Sheung Wan, Kwun Tong, Yuen Long


Iris also specialises in land-related litigious matters. She has advised clients on land title disputes, boundary disputes, possession disputes, landlord-tenant disputes. Some successful cases she handled include:

  • asserting unregistered owner's title to large scale New Territories land sites by relying on home-made 1970s Chinese Assignment,

  • asserting owner's beneficial interests by way of common intention constructive trust and vesting order under s.45 Trustee Ordinance

  • asserting wife's absolute interests over matrimonial home against creditors in bankruptcy proceedings
